Who is responsible for pool maintenance in a strata scheme?
In most New South Wales strata schemes the swimming pool is common property, which makes the owners corporation responsible for maintaining it. That is funded through levies and usually delegated to a contracted pool service provider. Individual lot owners are not responsible for the shared pool, and the committee is generally the body that approves the maintenance contract.
Check your scheme by laws and strata plan for the specifics, since arrangements vary.
What do strata committees need from a pool contractor?
From experience working with schemes across the region, four things.
Predictable cost. A fixed schedule and a fixed rate that can be budgeted into levies, with any additional work quoted before it is done.
Documentation. Written water readings and a service record after every visit, so the committee can demonstrate the pool has been properly maintained.
Reliability. Someone who turns up on the agreed day, not when they get around to it.
Insurance. Current public liability cover with certificates supplied.
Do strata pools have to meet public pool standards?
Often, yes. A pool shared by multiple dwellings can fall within the definition of a public swimming pool under New South Wales public health rules, which brings testing and record keeping obligations. Whether it applies depends on the scheme, so confirm with your local council or strata manager. We service strata pools to that standard by default, testing and documenting each visit, so the scheme is covered either way.
What is included in a strata pool service?
Water testing and chemical balancing, vacuuming and brushing, skimmer and pump basket clearing, filter backwash and inspection, chlorinator and pump checks, and a documented service report. Chemicals can be supplied within the contract or billed at cost. Equipment repairs are quoted separately and never carried out without written approval.
How much does strata pool cleaning cost?
Priced per visit, based on pool volume, visit frequency, equipment and the number of pools or spas on the property. We quote after a site visit and hold the rate for the contract term so the committee can budget accurately.
